東京城市圈已經(jīng)進(jìn)入了城市發(fā)展的成熟階段，除填海造地外幾乎沒有新的開發(fā)空間，更多的是通過對(duì)現(xiàn)有市區(qū)進(jìn)行再開發(fā)乃至三次開發(fā)完成對(duì)城市的更新改造。特別是地鐵站附近老朽化的市區(qū)、工廠舊址、政府機(jī)關(guān)使用地等，基于其高度的開發(fā)潛力和TOD理念，多個(gè)城市更新項(xiàng)目正在進(jìn)行中。在更新、擴(kuò)建原本老舊或不完善的基礎(chǔ)設(shè)施的同時(shí)，改善地區(qū)防災(zāi)性、環(huán)境性，通過打造豐富的公共空間等為改善周邊城市環(huán)境做出貢獻(xiàn)。在本次列舉的項(xiàng)目中，日建設(shè)計(jì)參與了從規(guī)劃到設(shè)計(jì)、項(xiàng)目管理等多個(gè)方面，為東京的城市再生做出了重要貢獻(xiàn)。

Tokyo Metropolitan Area has entered a mature stage of urban development. There is hardly any new development space except marine reclamation land. The main method is to complete the urban renewal and transformation through the redevelopment of the existing urban areas and even three times of development. Especially in the old urban area near the subway station, the old factory site, the land of government agencies and so on, based on their high development potential and TOD concept, many urban renewal projects are under way. While renewing and expanding the old or imperfect infrastructure, we should improve the disaster prevention and environment of the region, and make contributions for improving the surrounding urban environment by creating abundant public space. Among the projects listed in this paper, Nikken Sekkei has participated in many aspects, such as planning, design, project management and so on. It has made an important contribution to Tokyo’s urban regeneration.
