塔樓幾何。以現(xiàn)有金絲雀碼頭新區(qū)的建筑為背景,新塔樓的圓形外觀明顯區(qū)別于其正交范圍內(nèi)的鄰居。塔樓的形態(tài)外觀是超高層公寓建筑的一份聲明。這棟住宅塔樓也給商業(yè)空間占據(jù)主導(dǎo)位置的地區(qū)增添了全新維度。項目位于金絲雀碼頭新區(qū)的西端,其圓形的塔樓外觀能從四面八方看到,包括金絲雀碼頭的街道、新長廊和周圍的水道。塔樓建筑還同時處理了當(dāng)下和未來的背景語境,沒有任何一個立面會比另一個立面更高。建筑師將規(guī)劃網(wǎng)格沿正北方向旋轉(zhuǎn)45度,以優(yōu)化每個單元的陽光照射情況。階梯式的正交單元平面還可使其免受交叉視野的影響,并同時提供多種景觀。
居住尺度。新住宅塔樓的外觀是構(gòu)成該項目主體住宅單元的外在表現(xiàn)。這些單元聚集在一起形成了一個高聳的立面,清晰地區(qū)分了住宅單元的人性化尺度和背后辦公大樓的統(tǒng)一體量。不同比例的陽臺和露臺還為立面帶去生機。階梯式的立面以及樓板、拆除墻和玻璃之間不斷變化的關(guān)系則是整個項目分布單元類型的一次清晰宣言。每個獨立單元都將與塔樓的整體立面一樣易于辨識。
單元混合。該公寓塔樓共58層,包含483套居住單元。公寓以其與外部環(huán)境的獨特關(guān)系為特征,分為適合其規(guī)模尺度和相對高度的住宅類型。
具有高天花板和寬敞室外區(qū)域的大型閣樓式單元利用了其靠近水域和較低海拔所提供的避風(fēng)處優(yōu)勢。而大部分較小的居住單元則位于塔樓中央,并通過房間單元聚合投影在上下兩側(cè)之于圓柱造型的偏移情況,來表達各自的體量和規(guī)模。交替的階梯式平面還給每個居住單元提供了遮蔽陽臺。
塔樓上層主要是較大的兩居室和三居室居住單元。每間公寓都受益于從建筑圓柱形體量中突出的退臺式寬敞露臺,由此產(chǎn)生的幾何形狀創(chuàng)造了一個獨特的螺旋形大凸窗,為每間公寓提供了俯瞰周圍碼頭新區(qū)和整個倫敦的開闊視野。
塔樓頂部兩層被設(shè)計為7套一系列大小不一的復(fù)式頂層公寓。其具有較低樓層凸窗和外部露臺的基本特征,并同時在平面布置中增加了獨立圍墻庭院的要素。這些內(nèi)向庭院提供了一種雙向感受以及一個于該高度并不尋常的遮蔽式外部空間。
公共空間。這棟全新的公寓塔樓是通往金絲雀碼頭新區(qū)的一個視覺門戶。它是全新碼頭邊緣長廊的焦點所在,也是總體規(guī)劃中于南邊擬建新公園的錨點。兩個不同的平面相對塔樓基礎(chǔ)進行偏移,清晰地定義了項目的公共組成部分;而給公眾和塔樓居民提供服務(wù)的基礎(chǔ)設(shè)施也激活了建筑周圍的海濱、公園和住宅花園區(qū)域。
城市和塔樓。建筑師希望這一金絲雀碼頭的全新住宅建筑具備一種獨特的形式表達,之于其住宅項目、當(dāng)下和未來的背景語境以及項目在新城發(fā)展中所起到的象征和核心作用。公園道1號超高層公寓樓是一座介于城市與個人、公共與私人之間的居住塔樓。
Identity. The project for a residential tower at London’s expanding Canary Wharf Estate will form part of the new district of Canary Wharf. The building will help to shape the identity of the redevelopment of one of the docklands’ last large remaining undeveloped sites. It is a tower simultaneously iconic in form and human in scale that embodies the aspirations of its new context, an extension of a dynamic global community, and the start of a new vibrant neighborhood.
Tower Geometry. Set against the backdrop of the existing Canary Wharf buildings, the circular form of the new tower clearly distinguishes itself from its orthogonal neighbors. The form is a statement of the tower’s differences. It is a residential tower adding a new dimension to an area dominated by commercial space. Anchoring the western end of the new district, the circular tower is viewed from all sides. It is seen equally from the streets of Canary Wharf, the new promenade, and the waterways surrounding it. The tower addresses both existing and future contexts with no one elevation privileged over the other. The planning grid is rotated 45 degrees from true North to optimize sunlight exposure to each unit. An orthogonal stepped unit plan protects units from cross views while offering multiple vistas.
Residential Scale. The exterior of the new residential tower is the outward expression of the residential units that constitute the majority of the program. Aggregated together, these units form a towering facade that offers a clear distinction between the human scale of the residential development and the unifying mass of the office towers behind it. Varying scales of balconies and terraces bring life to the facade. The stepped elevation and changing relationship between the slab, demising wall, and glass is a clearly identifiable manifestation of the unit typologies distributed throughout the project. Individual units will be as recognizable as the overall elevation.
Unit Mix. The building contains 483 apartments arranged over 58 stories. Characterized by their distinct relationship to the exterior, the apartments are separated into residential typologies appropriate to their scale and relative height.
Large loft-type units with high ceilings and generous outdoor areas take advantage of their proximity to the water and the wind shelter afforded by their lower elevation. Smaller apartments make up the majority of units in the central section of the tower and express their mass and scale through the aggregated projection of rooms offset from the cylindrical form above and below. Alternating stepped floor plans provide sheltered balconies for each unit.
The upper levels of the building are predominantly made up of larger two- and three-bedroom units, each apartment benefitting from generous set-back terraces carved from the cylindrical volume of the building. The resulting geometry creates a distinct spiral of large bay windows that offer each apartment generous views over the surrounding docklands and across London.
The top two floors of the building are arranged into a series of 7 duplex penthouse apartments of varying sizes. These units share the essential characteristics of the bay windows and external terraces of the lower floors, with the added element of individual walled courtyards carved into the plan arrangement. These internal gardens provide a sense of double aspect and a sheltered external space unusual for this elevated position.
Public Space. The new tower is a visual gateway to the new district at Canary Wharf. It is the focal point of a new dock edge promenade and the anchor of the new park proposed to line the southern edge of the master plan. At the base, two distinct levels offset from the main tower clearly identify the public components of the project. Amenities offering services for the public and tower residents activate the waterfront, park, and residential gardens that surround the building.
City and Tower. Our proposal for the new residential tower at Canary Wharf is a singular form expressive of its residential program, the existing and future context, and its role as both a symbol and heart of the new urban development. It is a tower that mediates between the city and the individual, public and private.
