北京首開寸草亞運村養(yǎng)老設施是亞運村安慧里住區(qū)中既有辦公樓建筑改造更新項目。本項目創(chuàng)新性地提出了社區(qū)復合型養(yǎng)老介護設施的新理念,研發(fā)了為高齡失能、失智老年人提供護理照顧和生活支援的融合式養(yǎng)老建設模式。項目探討了住區(qū)更新可持續(xù)發(fā)展建設的新方法,并采用國際開放建筑空間再生建筑體系(S支撐體與I填充體完全分離)實施建造,構建了城市復合介護型養(yǎng)老設施標準體系的適老通用標準、綜合配置標準、人文環(huán)境標準、健康宜居標準、綠色科技標準和介護部品標準6大設計標準。
項目實現(xiàn)了從項目定位策劃設計研發(fā)、養(yǎng)老技術標準設計研究、既有住區(qū)設計與裝配式技術更新硏究、養(yǎng)老專項部品等研發(fā)設計,再到施工建造全過程的實施。
Shokai Cuncao Asian Sports Village care facility for the elderly is a project by retrofitting and updating the existing office buildings in this residential area, which situated at A12 Anhuili No.1 Zone, Chaoyang District, Beijing with the area of Asian Sports Village. This project innovatively proposes a new concept of community compounding care facility for the elderly. Developed a model of integrated retirement care for the care and life support of elderly disabled and demented elderly. The project explores a new method for sustainable development of residential areas, and adopts in design the international open building space recycling building system (the S support is completely separated from the I filling body). The six major design standards used in the design include comprehensive configuration standard, human environment standard, health livability standard,green technology standard and mediation standard.
The project realises the whole process from research and design to engineering construction covering planning, design and R&D of project orientation, study of design of elderly caring technical standards, study of design of existing residential area and updating of prefabricated technology, dedicated components for elderly care,etc.

項目設計師在城市更新、存量盤活的大背景下,對城市居住區(qū)中一幢待改造的辦公樓進行設計研究,將改造目標集中于愈發(fā)嚴峻的城市養(yǎng)老問題,結合城市居住區(qū)社區(qū)功能優(yōu)化,以改造設計養(yǎng)老公寓來提出一種符合城市現(xiàn)狀及特點的社區(qū)養(yǎng)老模式??臻g設計不僅滿足養(yǎng)老護理功能,更向社區(qū)開放,促進和活化鄰里交流。該項目對社區(qū)復合養(yǎng)老設計標準、裝配式改造、協(xié)同老齡化部品研發(fā)等都具有重要的示范意義。

Jury Statement
In the context of urban renewal and building stock revitalisation, this project involves the renovation of an office building located in a residential area. The aim of this project is to address the increasingly important nursing needs of aged people. In response to the trends in optimising the functions of urban communities, the office building will be transformed into an apartment building for the elderly, thus developing a communitybased elderly care and nursing pattern suited to the current conditions in Beijing. The architectural space is designed not only to satisfy the needs of nursing care for the elderly; it is also open to the community in order to improve good neighbourship. This project is of referential significance with respect to the design of community-based nursing facilities for the aged, fabricated building renovations, and the development of cooperative nursing components for elderly people.
